We will then contact you to discuss your property requirements which can be easily done by email, telephone, in person or by simply completing the online registration form below. Once we have an outline of your property requirement you will be sent suitable properties and updated of any new properties that meet your requirements as soon as they come on to the market.

Viewings

At The Purple Property Shop we are able to arrange viewings for the properties you select on any day of the week and to ensure we are meeting your exact requirements we ask for feedback, which will help to further clarify your requirements.

Making an Offer

Once you have decided that a property is right for you we will put your offer to the vendor, both verbally and in writing.

Any offer is subject to a contract being signed, prior to which there is no legal obligation. The decision on the price offered is made by you and the seller must decide whether to accept this price. It is important to remember you should only pay what you believe the property is worth.

Progressing a Sale

Once your offer to buy a property has been accepted, it is essential you instruct a solicitor to carry out the conveyancing as soon as possible.

At The Purple Property Shop we are able to recommend a solicitor that can provide you with the right support through the process of buying your new home. Should you require this service you will be able to track progress of your legal undertakings by simply logging on to your own personal area of our website.

In addition, you will also need to contact your building society / bank or mortgage broker to progress your mortgage application. It will be our role to liaise with all parties to ensure the process progresses smoothly.

Exchange of Contracts

When your mortgage is in place, your solicitor has all the legal questions answered and all other parties involved are ready, contracts are exchanged, signed by both the buyer and seller. It is at this point the completion date is finalised.

A deposit, usually 5% - 10% of the purchase price is also paid to your solicitor at this point.

Completion

On the completion date, the balance of the monies are transferred from the buyer's solicitors to the seller's solicitors. Keys to your new home can then be released and your move to your new home can then take place.
